ASSOCIATION GOVERNANCE 

Residents (Homeowners and leaseholders) are required to follow the same rules and regulations of the community. Please be sure that you have a copy of the CC&R’s and policies. If you are a new resident, please visit the Community Office for a copy of the Welcome Packet. 

PARKING POLICY 

Overnight Street Parking is not permitted in Johnson Ranch between the hours of 1:00 a.m.-5:00 a.m. If you have guests in town for a short period, need to unload or clean out your RV etc., please call the Community Office at 480-987-8073 to make arrangements.

MAINTENANCE ISSUES 

Common Area Maintenance: Please feel free to contact any member of the management team regarding maintenance issues in any of the common areas. Non-working Street Lights can be reported to SRP at 602-236-8888, please have the pole number and cross streets when you phone them. For after hours maintenance emergencies such as irrigation leaks call 1-800-274-3165.

RESIDENT COMMUNICATION 

Email: The best way to stay in touch with what is going on in the community is through the e-mail blasts. Each week we will send you an update of what is going on in and around Johnson Ranch. Make sure we have the most current email address on file for you and your family.   We don’t want you to miss out on any of the fun!

Magazine: A bi-monthly newsletter, The Johnson Ranch Journal, will be mailed to your home. The magazine offers detailed information about the community. We mail a copy to all homeowners and all leaseholders. We view everyone who lives in Johnson Ranch as a resident of the community and entitled to all information we provide. 

VOLUNTEERS 

If you have extra time and enthusiasm, the Johnson Ranch Community Association invites you to be a part of the events, activities, and clubs in Johnson Ranch, please contact the on-site Lifestyle Director for all opportunities! 

ACCESS TO YOUR AMENITIES 

Amenity Access is an electronic key card which allows access to the community amenities.  Each household will receive one access card     for entry. Access to amenities and activities is reserved for members in good standing. 

AMENITY USE 

As the occupant of a home in Johnson Ranch, homeowners who are in good standing and leaseholders who have permission from the owner can use the great amenities in the community. We ask that you please accompany your guests when they are utilizing the amenities.

Residents of Johnson Ranch enjoy 225 acres of recreation and green belt space, 3 community pools, a 9-hole pitch and putt golf course, a catch and release lake, tennis courts (that double as Pickleball courts), basketball courts, sand volleyball, a Frisbee golf course and various playgrounds. Association Dues

Johnson Ranch Main Quarterly $186.00 including weekly trash and recycle.

( This assessment is paid by all Johnson Ranch members including Lakeview,Stonegate and Solera residents.)

Additional specific quarterly assessments as follows for benefitted neighborhoods:

Stonegate $55.80    Lakeview $58.44  Solera pays assessment to separate Association.

Johnson Ranch quarterly payments may be made at the community office at 1475 E Bella Vista, San Tan Valley, AZ 85143 in person by personal check or cashiers check. Sorry No cash, credit cards or money orders at office.

In our 2017 internal/external audit, we were required to make a few changes to acceptable forms of payments.  To ensure that we are following best accounting practices as well as efficient processing and tracking of homeowner payments, we will no longer accept money orders. ( new change)

Here are a few reasons for this change:

  • Tracking and researching a money order, can take up to 6 months and the success rate of the money order being found or refunded back to the customer is only 30%.
  • There has been an increase of fraudulent money orders which is leading many banks to no longer accept money orders for deposit.
  • We have recently gone through our internal audit as well as an external audit from our CPA firm, and both stated that this form of payment should not be accepted due to the above factors.

Payments may be made online at www.fsresidential.com/arizona and click on “make a payment” and follow instructions.

E-Statements can also be found at www.fsresidential.com/arizona and click on the homeowners tab. Your statements will start second quarter 2018
