ASSOCIATION GOVERNANCE
Residents (Homeowners and Leaseholders) are required to follow the same rules and regulations of the community. Please be sure that you have a copy of the CC&R’s and Policies. If you are new to the neighborhood, please visit the Community On-Site Office at 1475 E. Bella Vista for your copy.

PARKING POLICY
Overnight street parking is not permitted in Johnson Ranch between the hours of 1:00am – 5:00am. If you have a guest in town for a short period and need parking please click on the logo below, it will take you to the Invictus website where you can enter your information.
If you are needing to unload or clean out your RV, etc, please contact the on-site office at 480-987-8073 to make arrangements.

MAINTENANCE ISSUES
Common Area Maintenance: Please feel free to contact any member of the management team regarding maintenance issues in any of the common areas.
Non-working street lights can be reported to SRP at 602-236-8888 or by clicking on the link below, please have the pole number and cross streets when you phone: SRP Street Light Outage
After-hours common area emergencies, please contact our Customer Care Center: 480-551-4300

RESIDENT COMMUNICATION
Email: The best way to stay in touch with what is going in the community is through the email blasts. Each week we will send you an update of what is going on in and around Johnson Ranch. Make sure we have the most current email address on file for you and your family.
We don’t want you to miss out on any of the fun!

ACCESS TO YOUR AMENITIES
Amenity Access is an electronic key card which allows access to the community amenities. Each household will receive one access card for entry. Access to amenities and activities is reserved for residents in good standing.

AMENITY USE
As the occupant of the home in Johnson Ranch, homeowners who are in good standing and leaseholders who have permission from the owner can use the amenities in the community. We ask that you please accompany your guests when they are utilizing the amenities.
Residents of Johnson Ranch enjoy 225 acres of recreation and green belt space, 3 community pools, a 9-hole pitch and putt golf course, a catch and release pond, tennis courts (that double as Pickleball courts), basketball courts, sand volleyball courts, a Frisbee golf course and various playgrounds.
